Buying a new home comes with a lot of choices, but you don’t need
to have all the answers before you get started.
You don’t need to know which manufacturer you want. You don’t need
to have a floor plan picked out. And you don’t need to know yet
whether a manufactured or modular home is the better choice.
Start by telling us what you’re trying to accomplish.

STEP 1 – Start With What You Want
Before looking through hundreds of floor plans, think about
the home and lifestyle you’re trying to create.
Do you already own property, or are you still looking?
Think about bedrooms, bathrooms, living space, garage and the basics.
A large kitchen, home office, primary suite, storage or open floor plan?
A comfortable budget range helps narrow the choices.
Pictures, floor plans and ideas you’ve collected are a great place to start.
That’s okay. You don’t have to figure everything out before you begin.
STEP 2A – Find the Right Dealer
Your First Important Choice May Not Be the Home

A manufactured or modular home isn’t something most people buy
every day. There are manufacturers, floor plans, building options,
site requirements, financing, contractors, foundations, delivery
and setup to think about.
That’s why choosing the right dealer early in the process matters.

it’s much easier to determine which manufacturers deserve a closer look.
The company with the most floor plans isn’t necessarily the best manufacturer
for your home.
Experience and stability in the industry.
Construction and features that meet your expectations.
A dealer who knows and works with the manufacturer’s team.
Support before and after the home is ordered.
Choices that fit the way you want to live.
The ability to make changes when your project calls for them.
STEP 3 – Manufactured or Modular?
They may look similar, but they’re not the same.
Manufactured Homes
Manufactured homes are constructed to the federal HUD Code.
Today’s multi-section homes offer attractive floor plans,
modern features and an affordable path to homeownership.
Modular Homes
Modular homes are factory-built for permanent installation under
the building-code requirements applicable to their destination.
They generally provide greater flexibility in materials,
options, design and foundation choices.
Not sure which one you need? That’s perfectly okay.
STEP 4 – Start Putting the Pieces Together
Once you have a clearer picture of the home you want,
the rest of the project begins to take shape.

STEP 5 – Financing Is Part of the Plan
Financing a manufactured home and financing a modular-home project can
be different, so it’s worth discussing financing early.

STEP 6 – Bring It All Together
By this point, something that may have seemed complicated in the
beginning starts becoming a plan.

pieces of your project.
